    After servicing, we will apply a sticker on each fire door indicating the service date and any issues found. This sticker serves as a quick visual reference for recent servicing.

    Are there different requirements for Fire Doors in commercial and residential buildings?

    Yes, requirements vary depending on the building type and use. 

    In commercial settings - offices, factories, schools - fire doors typically require FD60 or higher ratings in escape routes, plant rooms and high-risk areas. Specific requirements depend on the building's fire risk assessment. These buildings may also need additional features like vision panels or electromagnetic hold-open devices to enhance safety.

    In residential buildings, internal room-to-room fire doors are typically FD30. However,
    the picture is more complex for flat entrance doors and communal areas, especially in
    buildings over 11 metres, where the Fire Safety (England) Regulations 2022 now impose
    specific inspection obligations.

    How often should Fire Doors be inspected in a tower block?

    In recent years, Fire Safety regulations for managed residential buildings have become increasingly stringent, particularly for those exceeding 11 meters in height. Under the Fire Safety (England) Regulations 2022, specific legal requirements to enhance fire safety were put into Law.

    Buildings over 11 meters tall must undergo quarterly checks of all Fire Doors located in critical areas such as cross-corridor doors, staircase enclosure doors, and fire doors leading to protected lobbies and high-risk rooms like plant rooms and storage areas. Additionally, annual checks of flat entrance doors, must be conducted on a best endeavor basis.

    Building owners or managing agents - referred to as the Responsible Persons - are legally accountable for maintaining fire safety standards. This includes providing essential information to Fire and Rescue Services to facilitate an effective operational response in case of emergencies. They must also keep detailed records regarding external wall systems, lifts and other critical firefighting equipment.

    These regulations aim to significantly improve Fire Safety in high-rise residential buildings, addressing vital concerns following the Grenfell Tower tragedy.

    What is the purpose of intumescent seals on Fire Doors?

    Intumescent seals play a crucial role in the fire-resistant properties of Fire Doors. These seals are made of materials that expand rapidly when exposed to high temperatures. Their primary purposes are:
    1. Gap Sealing: when heated, the seals expand up to 10 times their original size, effectively sealing any gaps between the door and its frame.
    2. Fire Containment: by sealing these gaps, the intumescent strips prevent the spread of fire and hot gases from one area to another, containing the fire within a specific compartment.
    3. Smoke Reduction: many intumescent seals also incorporate a smoke seal, which helps to reduce the passage of cold smoke through the door.
